Nathan Whittaker is a Canadian real estate developer and the Founder and CEO of Heartstone Communities, a firm focused on developing modern land-lease manufactured and modular home neighborhoods across North America. With over 20 years of experience in the multifamily real estate investment space, Nathan combines disciplined execution with a deep commitment to community building.
By offering homes with zero retail profit, Heartstone maximizes affordability for families while earning returns through the capitalized value of the land. With 17 successful projects and over $280 million in value under construction, Heartstone is on track to reach more than 5,000 families in need of affordable housing by 2027.
Through partnerships with local governments and communities, Nathan is advancing a scalable housing solution that delivers stable returns and lasting community impact. He grew up on a dairy farm on Vancouver Island, where he now lives with his wife and two children—grounding his work in family values and a belief that every family deserves a safe, modern, and truly affordable place to call home.
